Would you buy a property with septic tank + own water well
Hi Fellow investors, I am evaluating a property that has a septic tank + own water well. Seller says city connection is available but he choses to keep it that way. Seller is offering property at 7.5 CAP rate. What could be the catch ?

Inspection. Make sure you do an targeted inspection of both systems. Not just a home inspection. Check out this site with info on wells. www.privatewellclass.org Some info on septics too.
I have bought properties with septic and well with no city water available. The septic has had more issues then the well but well capacity is a big issue. If you lose electric you lose well, that is a big issue. We have put in a generator on a multi with a well. If the well goes dry due to capacity you have no water. I had it happen at a home we lived in and it wasn't fun for a couple days. Make sure you have a good flow capacity for water or large storage tank.
