Before I spend a dime, or lose a day, on inspection of someone else's property, I'd like to see a TDS. 

Luckily, I had a good job through the recession and rented out a room to a friend, but I've often thought, if I had lost my job for some reason, I may have ended up losing the house because I had no equity and no real savings.

Also, definitely stay away from websites zillow and Icomps for comps- those sites can be up to 70% off on their numbers.Now I don't know the specifics of your deal like beds/baths, lot size, etc, but looking at comps within a .1 of the area, I would guess you'd be in the upper 300k range.

If it’s your forever home and you would hate to lose it, be careful of the offer you’re making.

It might mean you lose the deal, but it might also save you if something terrible lurks.
