Get a Real Estate lawyer from the area and see how you can tackle this.

You want an accountant that can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.You don't need a tax lawyer just starting out.

Once in a while, Section 8 rents will be slightly higher than market rents but again, you'll need some local intel to know where that is.Lastly, I'm obviously not a lawyer and I don't play one anywhere, even here on BP so if you're concerned about it, check with a local lawyer who specializes in landlord/tenant stuff.  

A long time ago though a lawyer I often use who is board certified real estate attorney said...why would you owner finance?

@Kevin Noell I would never engage a lawyer to draft a purchase and sale agreement.

The owner doesn’t want to send the tenant a lease termination letter based on liability in the post-covid climate(he discussed with his lawyer and no amount of earnest money will make him comfortable to give the tenant notice).

He bought it shortsale with the existing tenants. 2 out of the 3 original tenants have been evicted already, eviction lawyers we've worked with won't touch this one.
