Most tenant complaints are real, the leaky faucet won't fix itself if you blame it on the owner, a leaking roof doesn't stop because you're only the property manager, etc.If the tenant asks a tough question like "can I pay this month in two installments", gees, grow a backbone and tell them yes or no.

I don't know your price point but if it's not expensive you can usually get away with painting cabinets and adding new fixtures to them rather than installing new ones.

The tile on my own home is probably about an inch thick and made of concrete so I doubt any hail would damage it and there much less chance wind will blow it off as opposed to light asphalt shingles.If I decide to move there I will be installing tile on my roof, I did see some houses there with tile but most of them were million dollar plus homes.

I think though am not sure that you can seal solid wood better than you can engineered as far as pouring two coats of poly on it after installation.

Buyer / Family General Contractor - Conflict of Interest

One thing my broker brought up is that this may be considered a conflict of interest when it comes to the statement of identity that would have to be signed.The rehab budget is only going to be about $20-30k (walkthroughs for estimates next week) and I will be using subs for most of the work with the exception of some big ticket items like cabinet install and kitchen/bath tiling.
