I was introduced to BiggerPockets this summer and began educating myself through the blogs, books, podcasts, webinars, forum posts, etc.

Over the summer, I listed one of my franklinton properties for $1700 (3 bedroom, 2 bath, and 1800sqft)  and got it rented for that amount via craigslist.  

. $3500 apartments last summer are now renting for $2500 in many cases.

I'm not sure how to estimate the average expenditures just yet, but I will have all that figured out after learning how to acquire the rental history of the property(ies) for the past year and base those on trends (obviously more gas usage in the winter and electricity usage in the summer), and apply those averages to future investments.

However, I've seen a lot of posts here and elsewhere which suggest that its shorter summer season makes a coastal Oregonian rental property struggle to get year-round revenue.

I’ll be leaving towards the end of December so i will catch back up with everyone upon my return next summer.

Recently the tenant sent me this request "...he smoke from the fires is becoming a major issue in the bay area and happens almost every summer now.

I know there's a lot of moving parts to this, but what's a realist estimate for days not booked considering busy summer months and slower winter months?

I'm hoping to create a mutually beneficial relationship and one that flourishes and creates many opportunities.I have set the personal goal to buy my first property by next summer (after my wedding in January) and house hack it! 

I start mine with a 6 month or 1 year, making them end in the summer months - then I move them all to a MTM.
