Estimating air b&b vacancies

Im looking into an potential air b&b in a tourist area. I know there's a lot of moving parts to this, but what's a realist estimate for days not booked considering busy summer months and slower winter months? I'm assuming around 50% booked out of the 365 in a year. Is this realistic?
