I am a longtime appraiser, so I have a wee-bit of knowledge and experience regarding this.Here's where you may want to focus on:First Sale -*All cash - this may've caused the seller to accept a lower sale price, knowing that an appraisal and loan contingency may not have been involved, therefore, reducing the uncertainty of the deal falling apart.

It's inspiring.

Having to chase down a broker to look at an MLS that you have found yourself(which matches the criterion you have already discussed with them), does not inspire confidence.  

Those commissions are inspiring!
