I prefer not to break the bank on a down payment as I want to keep pool of funds to access for the repairs.

I'd stick with three bedrooms sharing one bath that is easily accessible from a common hall.  

I find that in my particular case, having unfettered access to cash has given me investment opportunities I couldn't have done in a Solo with the limitations they have.

@Jeff Brower what if one of the units is newly converted from a basement to an apartment? 

Many companies will not even write you a policy in that situation because the market value vs replacement cost estimate is WAY too far apart from each other.

I have the opposite problem, I have access to the funds but am just starting and do not want to make a mistake that could leave me up s**t creek and rebuilding the funds for another 3 years.

I have a little chicken or the egg issue though - part of the resource I was going to use to look for deals was the MLS, however, I can't get access to it until I work with an agent.
