Personally, I wouldn't do a thing until I had one of those in my possession.

Usually when you are seeing those Notices and winterization stickers the bank already has taken possession of the property.

You can't always evict for possession if a tenant breaks a lease. 

You have possession of the property.

Giving someone possession of a $150,000 asset in exchange for a $3,000 check and a lease is one hell of an act of faith--make sure you get it right!
