If your selling crap low end rentals that stink like hell and are thorough thrashed ( I have been in literally thousands of them in my funding job) And these are the conditions of these homes per rehab and waiting to sell to yet another new landlord who is going give it a go :)  you dont want your best duds for those activities .

I think this a question worth asking but I also believe that any situation like this a thorough cost/benefit analysis should be conducted.Would (or could?)

I would have had a more thorough checklist to follow.

We had it thoroughly inspected and EVERYTHING has to be replaced or updated. 

I have a copy of their lease ( which is really thorough), however I have never acquired tenants before.

You might google that and see if there are some member PMs in your area.Be thorough with your selection process and make sure you and PM understand expectations.
