Investment Info:

Single-family residence private money loan investment.

Purchase price: $450,000
Cash invested: $100,000

New Build. Bought for $450,000 9 months later appraised for $702,000. BRRRRing it for my a four-plex

What made you interested in investing in this type of deal?

The rate of appreciation in new builds in our area made this a no-brainer. Bought in August 2021 for $450,000 with $100,000 down. As of March 2022 worth $702,000. Time to BRRRR into the next rentals.

How did you find this deal and how did you negotiate it?

Studied the new build market

How did you finance this deal?

Conventional

How did you add value to the deal?

I made sure I got the best lot in an excellent location. Upgraded as if I was going to live there and attracted a well-qualified renter willing to pay what I wanted.

What was the outcome?

Ran the numbers and stuck to my guns knowing how tight inventory is in my community to buy or to rent.

Lessons learned? Challenges?

I wished I first read Brandon Turner's book before. I would have had a more thorough checklist to follow.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Fortunately, I am a Realtor so this worked out well for me. The commission I used for the lot premium. Best views in the city.
