Maybe target this in your near future.Your current area may be a bit pricey but it might get cheaper if you head east, keep driving till a deal pencils out, for example.

Yellow Letters are next on my list but I'm still trying to get a grasp on this method as of where to target and how that effects my response rate, hand written letters or using a yellow letter provider, and who someone would recommend, etc.

Cash flow is not priority initially but when the properties are paid off(target age :50) then I will retire.That wasn't a question.
