hey guys, i want to pick your brain about dealing with different issues that our seller face

I'm trying to build my plan , before I'm starting my Direct mailing campaign and would love to educate myself 

more before meeting with sellers, those are my questions :

1) What would be the perfect Seller to buy your property from?

2) What type of problem(s) is your Seller facing?

3) How are you able to Solve that Seller's problems?

4) what is your marketing plan based on the target seller?

i would love to know what is all the situations our sellers face?and how do you solve 

those situation and get to buy the property and still make it a win win?
