The first two people went for the loan mods, got denied, came to me...we put together the short sale package, submitted, THEN were told that the homeowners wanted to try again for loan mod.

There was mildew in bathroom ceiling, dust webs in all corners, laminate floor was filthy, dog food caked on side of washer dryer, dirty window seals, things left in the cupords etc.. ie Was not move in ready.55 nails holes left in the wall.

So far I'm 4 for 4 on calling these agents and getting with them and their clients to sign the short sale package and get rolling.

I don't know want to miss that...So do I submit my offer like a regular contract to the listing agent, and THEN get my short sale package ready to send to the lender?

My company has acquired several condo's that were mixed in with REO packages we have purchased recently, and while the purchase prices have been quite low, the back-owed HOA balances have been quite high.

Anybody else have any contributions for short sale packages that are lender / servicer specific?

I say that the banks are usually very cooperative once they have a COMPLETE short sale package and especially when that package contains a CASH offer.

Now with the new laws going into effect as of april 5th that real estate agents must handle all short sales, but under what conditions, this is not clear to me.Questions:1) can investors under the new HAFA and HAMP rules under certain conditions still submit short sale packages to the banks directly or they cannot any longer submit packages themselves for properties they wish to buy and flip under any conditions period.....2) if this right has been taken away from real estate investors to submit short sale package direct to banks, then what is the best way to accomplish this now for investors who wish to focus on short sales investments

I closed late last year on a package of homes with owner financing and all I had to come up with was the down payment.
