  (2) demonstrates a more 'effective' use of liquid assets; you got more bang for  the buck than in (1) AND still have more to work with to boot.Some are debt adverse, but in economics, debt is also a tax advantage while that dead equity in (1) is - - just that - - dead and of no value.

Caleb why not wholesale it and let another investor take all the risk with a deal that has so much "hair" on it.Hair in case you are not familiar is a term for a deal that is very messy with a lot of layers to overcome to make it successful.

Slowly I've come around to posting a response now & then, asking a question when one makes its way to the top of my head.But the biggest question I have (right now, anyway) is this... when a person gets incredibly nervous when it comes to meeting new people (online, on the phone, in person, doesn't really matter how/where), what is the best way to overcome that fear & turn it into something good?
