One of my medium-term goals is to be a Tony Robbins Platinum Partner and I think GB or M1 might be an excellent springboard to making that economically feasible.

If you're willing to buy properties that need a small to medium level of repairs before being rented, you can buy at a lower price and build in some margin.

@Matt M. is correct, I have two condos in Denver and both meet the 1% rule with conventional rents, and achieve closer to 1.5% when rented as medium term furnished rentals (3-4 months at a time).

Even before the new huge warehouses came to town, there were not enough medium and lower priced rentals, so it's a landlord's market.

i am interested to invest in rental property.Is this better to buy 2 very cheap property in not so good area or just get one medium price in better neighborhood/?

These are brand new renovated units, I can choose between the sizes; Small, Medium & Large (3) depending on if I have just my wife, my whole family, friends ...etc.Instead of traditional long term renters for the other units that I'm not using I chose to go with short term, it's a great location and I love hosting guests but also being able to have access to each unit depending on how I'm feeling that week.
