A neighbor knocking on the door of a homeowner asking him if he wants to sell his house to him might not fall under the category of a foreclosure prevention company but then again, it wouldn't be the first time someone got sued for a stupid reason/allegation.

The inspection period, or due diligence period is to find things you can not see (And there are always some, most of which are not big deals and should not knock the price down)...but if you are asking for credits on things that you can see with your eyes, and do not need an inspection to know, then I would view that on the other end as someone not negotiating in good faith, and I would be more apt to take hard line stance and get out of the contract.

Especially when tenants have an entitlement mentality and the fact they live next to you, that leaky toilet that breaks at 2am, they going to come knocking at 2.01am wanting you to fix it

Ray - could be a good opportunity - you know what you are willing to pay for that property in that neighborhood - you have a "base" line price - and a metal evaluation  -- that's good.I would suggest you get a list of absentee owners in the neighborhood and expired listings (call me I'll give you a list of expired listings in the area  - no charge) - now go knock on doors and call landlords, owners of vacant houses and absentee owners - don't let your agent or a cooperative agent steal your time (your life) waiting on one deal - you should have 5 or more in your pipe line - always.
