With the increases in Price Per Wipe (PPW) already taking place there's ample opportunity for both flipping product as well as renting out TP for daily, weekly and monthly rates.

Student housing typically rents by the bedroom, so if you could find a reasonably priced 4-5 bedroom house you should be able to cashflow positive during the cold months.

I have shifted my focus to finding off market duplexes and even 3+ bedroom SFH that I can house hack.Only time will tell what will happen in this market.
