Haven't done it... but as a URI alum, I've considered purchasing a SF property in one of the south county beach towns and renting to students the academic year and then weekly during the warm months. Student housing typically rents by the bedroom, so if you could find a reasonably priced 4-5 bedroom house you should be able to cashflow positive during the cold months.
