To answer your questions It doesn't matter what kind of software you are coming from they are going to tell you to export your data and fit it in to their google spreadsheet.

You already noted this in your own analysis.Just using these simple rules, you should be able to tell that these numbers are not where we want them.To make this deal work, you will need either a significant discount on the purchase price, or have some way to substantially increase rents (or both).But remember, your goal is not to fudge the numbers to make the deal work, your goal is to find the deal that fits your numbers.

I don't have any problem buying from wholesalers if they hit my numbers, I'd rather spend my time fixing and selling houses than chasing down sellers, plus as a rehabber its not easy to turn the marketing on and off to fit my cash position.

If you will be renting in an higher income neighborhood, then the qualifications  that you mentioned may tend to be more obtainable in finding, but if you take those same qualifications into a lower income neighborhood, then you may find yourself not being able to find tenants that fit that criteria that you have set.
