LOTS of red flags here.

We pay $50-$60/month and $75 per service call with American Home Shield on a couple of rentals in Northern California. 

If so the appraiser may very well flag it and have to make a second trip once completed.

For example,  the power points for a lawyer might include: Latin, logic, critical thinking, debate, persuasive oratory, negotiation, technical writing, English and American history, etc. 

Seems like a yellow flag to me, but things often operate a little differently in Quebec...Anyone have any insight?

Fannie and Freddie can flag that and say something fishy is going on and we won't give you a new primary loan.In practice, though, as @Zach Westerfield said, banks aren't normally in the business of questioning loans that are being paid on time.

In my experience, anytime you have someone needing to move in less than 1 week, its a major red flag.
