This is almost unheard of to have to place a tenant at a higher rent bedore buying to get approved.

Also, there might be a decent neighborhood but one street over and you could lose your tail.  60k for 800per is not unheard of and is certainly acheivable but i'd say 650-800 per month is more likely.
