Memphis, TN buy and hold

Looking to buy my first buy and hold property at Memphis, TN. Looks like you can get property there around 1.5% rule or even higher. Any current investors in Memphis want to share insights? Are there places or neIghborhoods I should avoid? Focus on? I live in Northern VA and will be doing this from here. Thanks a lot

I dont know what homes you are seeing but the only type of home here where you could get anything remotely close to 1.5% would be in the hood and that is where you do not want to be. Dont buy anything here unless the rent is $750/$800 or higher.  You will be in for a rude awakening if you go lower.
