We are trying to decide if we turn the small office upstairs into the bathroom or keep it in the current location off of the kitchen/dining area.  

Folks from the west coast sell their million dollar homes, come here and purchase 2000sq/ft homes for 200-300k and live like kings while enjoying stunning outdoors and mild weather!

Back when I was still developing communities from scratch, other operators were stunned at the zoning changes I managed to get accomplished.

The dining room still had five restaurant tables in it.
