They just barely survived the the crash of '06-'09 and have skated by on modest cashflow; but now enough is enough.One caveat, the values are not really impressive and if I were to refi I would surely be negative; they have amazing rates on their mortgage in the low 3's.So, the deal being discussed between us is I would pay for any repairs and other CapX issues that may arise and I will see my return when they sell the properties.

$40 skates will get you around fast and help you collect vacant/ugly house leads and might be a better idea rather than waiting around hoping deals will roll across your computer screen from your website.

For the paint you use (oil or latex), get the appropriate addditive to smooth the surface, which removes brush or roller marks.

I don't know the reason behind this but according to the latest article regarding the stock market crash that i had encountered recently has left me in a haze and probably that's the reason why these is happening, and looking at the roller coaster ride of Oil, gold and commodities i am in a bit of dilemma whether there is goona a stock market crash for 2016.Help me out Guys!!!

I won't disagree this does take a lot of time, energy, paper, emails, phone calls, back and forth, forth and back, up and down... yes we are on roller coaster ride to create bank financing, to buy and sell real estate, to flip property dealing with contractors, dealing with tenants and crazy people, managing a family, managinh ourselves and much more... but if creating wealth and cash flow was really really easy... everything would be doing. it.

I used "super paint," but I hear A-100 is a decent budget option.2) The texture will make spraying pretty hard, best option is to use rollers to get good coverage.3) I rented a power washer and found that it didn't work very well.
