@Adam ZbiciakI've been pricing these in the high 8's and low to mid 9's for most scenarios, similar to as you've described here.If you have a larger loan, stabilized with good cash flows, strong experience with 9+ properties, and strong liquidity, I've quoted these in the 5's (at par) at 55-60LTV with a Family Office I work with. 

We will be renting the 3 bedrooms of the main house as mid terms and the in-law as a long term.

Next is to explore what strategy (long-term rental, short-term rental, mid-term rental, fix and flips, syndication, etc...) fits your investing goals and then your location.

Hi @Shawn C - I can't speak to CA specifically because I am in CO but I use Steadily for insurance for house-hack and mid term rentals.

Also when a refi is done mid year you see an annual increase across two years as the full annual amount catches up.

Hell, if there's enough money to be made here and no downside, I have a mid to high 800s score and (at least right now) no real plan to buy anything else on credit.

For a Mid-term rental, I would say furnishing it with the cheapest but most durable furniture possible because of the frequent turnover.
