Got first Ohio Multi-Family Wholesale Deal! and Questions. Help!

I will be wholesaling these three deals (2 in Cincinnati, 1 in Cleveland), but now I am so confused about wholesaling in Ohio. from what I am reading its a gray area, so I am unsure on how word my contracts and how to go about closing on these three deals.

Casey Gray with Andrews-Davis is a Real Estate Attorney in OKC and also an investor who seems to have a lot of knowledge, I believe he's an Edmond guy also.I have a little experience doing Seller Financing/Owner Carry, and there's no way I'd ever tie up a property worth $145K for less then 10% down, and 5% wouldn't be worth the time.
