We have a standard list of things that we keep in our 22 furnished short term rentals.  4 rolls of tp per bathroom, 3 bars of Ivory, 8 pack of deodorant soap.One towel for each bed, plus a few extra.Linens for all the beds, plus a spare set.Kitchen has dish soap, paper towels, pot scrubbing pad, dishwasher detergent, laundry detergent, bleach, cleaning supplies, and a 4 pack of light bulbs.Outside is propane or a small bag of charcoal for the appropriate grill.My cleaning lady does the work for free.  

A way to make coffee is also a must, whether it be a Keurig or a $20 coffee pot from Walmart.

HI allI live in Dallas and I'm new to multifamily investments homes.Since two days I have searched on loop net I did not find any good listing.I'm originally from Chicago , there I found so many great listing which fits my current investment budget.I'm really not sure, is it safe to invest in another state or invest in DFW.Please advise

Net is after acquisition costs, remodelling costs, holding costs, cost of sales, taxes, overhead and pizza to the crew to keep them working instead of taking off to watch a baseball game.

. :)  Other wise licensed agents have ethics they must follow.. wholeslers don't its wild west and let your conscience be your guide.. so for me its a little bit the kettle calling the pot black when wholesalers take pot shots at Pay for guru's LOL..
