There are many companies at least in my area that offer plain jane windows installed at a great price.I always put the energy effiecient window in because for the extra $70/window it is a great selling feature and is even better for getting higher rent as you can tout lower cost utilities and comfort factor.

However, the owners who never raised rents for years because they "liked" Mary Jane tenant, will find themselves way behind the 8 ball and those units will quickly start to go down the slum road because costs for maintenance and improvements do not stop rising just because of RC.

For Dick & Jane homeowner, who buy 1-3 properties in their lifetime, they can provide more value around negotiation, financing options, etc.Both of the above scenarios signal the need for fewer agents and a devaluation (or realisation depending on your thoughts about realtors) of the service they provide.However, those agents who can take a set of criteria and bring back a handful of viable candidate properties - many of which are not yet on the market - will continue to add value to Investors and will earn their commission (or consultation fees).
