As a side note: A 1% increase in OPEX against a 7 year hold can make a $30M income stream over a 7 year hold take a $2M hit and decrease $30M to $28M.Additionally, and just as importantly a "good" pro forma should actually follow the development process itself and allow for the user to immediately see the impacts associated with tweaking variables in terms of time, cost, expenses and allocations of debt, equity and all forms of income.

@Jonathan Greenethe point of stuff like that is to diversify my portfolio while treating it more like a stock then a syndication and investing small amounts into it and using it as another income stream seperate from my stock portfolio or real estate portfolio

However, as you mentioned, the MTR strategy can be particularly beneficial for house hackers or self-managers who value time savings and a more predictable income stream and is also more in compliance with many of the local city guidelines.The mixed occupancy approach you've implemented in your house hack is the same thing that I do with my MTR to fill vacancies, in between tenants.Thanks for sharing your insights and experiences with the community.
