Has anyone tried the Ember real estate investing app?

I found this app called Ember (not the coffee mug guys) that essentially lets you invest in properties and they pay you a monthly dividend ranging between 10-15% returns a year. It sounds like a sound concept, but it seems to be just one Real estate companies properties out of outskirts of Atlanta. I am wondering how they can make money while paying monthly dividends to investors and wondering if this is something that could be utilized in other real estate businesses to further your goals, and how you could control the amount of equity you lose in the property to make sure you still get your cashflow. Who knows maybe this is a Bigger pockets members pet project?
