STR's are more affordable in this market compared to their neighbors 30 mins south in the Blue Ridge areas.

I'd definitely get a less levered property in a good area of Denver, that's a blue chip. 

For that price range, you might investigate New Port Richey, Florida -- which has cheap property but blue collar neighborhoods that aren't as sketchy as the $60k Tampa markets.

I'm also considering updating the countertops as they are extremely outdated - I'll just say a very strong blue color. 

Michigan is a very broad market, there are pockets of opportunity everywhere.On the west side of the state, key cities to look at would be Kalamazoo, Grand Rapids and Lansing.On the east side, areas such as Livonia, Westland, Redford, Garden City, and Wayne all offer good opportunity in blue-collar neighborhoods.Closer to Belleville is Ypsilanti and Ann Arbor.

I think it may be harder to find a quality tenant but not impossible I expect to find more of a blue collar worker or lower income family.

The commercial paper is unregulated as it relates to the new rules and laws apples and oranges and probably not a good example that I mentioned that led the OP to think if it works there its got to work here@Carolyn Morales  also take podcast with a  grain of salt... this are blue sky feel good Macro talks do not take them vertabim..

That's a home for your normal, hard working, blue collar family.Finding properties that fit the BRRRR method usually come from "Off Market" properties.  

If your basement is flooding to the point that there is puddles across the basement, then it means your sump pumps are undersized or this was a "once in a blue moon" major storm.
