Where would you place >$600K off 1031X? (KC MO, Omaha, Tulsa, or.....)

We have an LTR, that is underperforming. Blessed having been in an appreciable market over the years. Looking to liquidate in a 1031X in next 90-120 days. Net would be north of $600K. Going back into same market isn't as appealing with recent changes to laws, and also costs/rent with goal being cash flow. 

Not completely concerned about appreciation, moreso, the cash flow we can manufacture through the deal. 

I've done research on KC MO, Omaha, Tulsa though I am at a bit of indecision because we had a bad experience with an out of market deal years ago. Any pros/cons of these sub markets is appreciated. Thanks and happy holidays.
