Yes get insurance now.....many say wait til you get the CT....but what if it burns down in the mean time....you've already paid the full purchase price.

These days I try to pay to do things that are getting harder for me to do - get in and out of crawlspaces, because I'm getting old and fat, for example - or are too labor-intensive to take on.

Being that this is my first property I am so afraid to get burned right off the bat and am unsure of my competence as a landlord.

Does anyone have a recommendation for a heating/ac oil burning furnace company?

I've been burned in the past by paying thousands of dollars to gurus to help me learn this stuff and I'm not blaming my failures on those gurus because I simply didn't apply myself back then, but it was a ton of wasted money. 

I am currently taking the necessary steps that will free me from my W2 without burning bridges.
