Working with REIs only, makes the most sense to me!

I have been a BP member for a few months now but been away for a bit. During this time, I have not only had two children graduate from college and high school but the company I have been working for almost 9 years in Tampa, FL was just acquired by its competitor and provided me with the reason I needed to take the steps necessary to go into RE full time. I am currently taking the necessary steps that will free me from my W2 without burning bridges. That being said, I am now working as a licensed agent with C21 and will have my "Realtor" designation very soon (MLS access).

Being a member of BP for a little while has given me the ability to listen to more than 2/3 of the podcasts and read many books and forum discussions. I am leaning toward a strategy that will focus on REIs only and if I get an interested retail buyer or seller, my wife would be able to assist them, because she is also a licensed agent. Working with REIs makes the most sense to me. My dilema is not knowing what an RE needs. I understand that every REI has their own way of knowing what a great deal is and obtaining them when they come along. I want to be able to take that task from them and free up their time to do other things. I've heard Brandon and Josh mention on many of their podcasts, making recommendation for agents to read one of their books so that we could understand what an REI is looking for. If anyone can help with that title, that would be great! I am currently that cubical guy screaming to get out and can see the light at the end of the tunnel. Your help here would truly be appreciated!
