Set up auto-deposit and disperse the funds to the contractor.

I auto debit the money out of their account once a month.

@Sovat Chheang - My rental agreement states the term i.e. 4/1/17 - 6/30/17 then states 30 day notice must be given and it auto-rolls over to month to month agreement.

For instance in my area, I have to sign a separate lease with certain Section 8 agencies and some of them auto renew.
