Buying a property with Section 8 Tenants - Removal from Section 8

I'm looking at a property that fits my buying criteria.  Its renting about $400 under market and one of the units is Section 8.   The seller says both tenants are month to month.  Can I just give the tenant notice and find a non section 8 tenant after 30 days.
