I'm grabbing address of homes that fit the abandoned/motivated seller stereotype- overgrown grass, mail piles, boarded windows, Eviction/Forclosure/Winterization Stickers (usually visible from street on Door or front window) Lock boxes on Door handles Good luck!

Get a loan officer you feel comfortable with and who you trust - they can help you with pre approvals, situations etc Unless you plan on locking that day - whats the point as not only do rates change everyday (sometimes more than once) They can tell you anything...honestly most LO's left in the biz are going to try and help you...better to have a trusted advisor.....rates especially non fha loans are like chinese arithmetic these days - the price adjustments can vary greatly.

We will be installing vinyl tile in wet areas, and are looking at possibly vinyl snap-lock planks for living areas and new carpet for bedrooms.

I agree with you regarding the adjustable rate versus fixed rate....... 10-15 years down the road we don't know where rates are going to be, so I feel safer with as much of the money locked in a fixed rate versus an adjustable.

I was obtaining a pre-qualification for a home loan, and was asked to sign the: Rate Lock Agreement,  Disclosure Notices, Servicing Disclosure Statement, Right to Receive Copy of Appraisal, Appraisal Delivery Timing Waiver, GFE Acknowledgment, Notice of Intent to Proceed, Flood Insurance Determination, Certification and Authorization, Transcript of Tax Return, Insurance Disclosure, Truth in Lending Disclosure, GFE, Housing Counseling Agencies Notice, Uniform Residential Loan Application.Should I sign these documents?

You have to walk the property daily to verify doors locked, windows closed, nothing out of place.I got 48 responses in the first 6 hours or so.
