        I NEED YOU GUYS OUT IN CYBER LAND TO UNDERSTAND I HAVE BEEN IN REAL ESTATE SINCE I WAS IN THE 10 TH GRAD AKA 16 YEARS OLD  ABOUT 40 YEARS AGO. ME AND MY DAD USE TO BU Y HOMES AND I WOULD MANAGE THEM BECAUSE HE WAS IN OIL FIELD FIELD AND DRILLING EQUIPMENT AND THAT WAS A LOT MORE PROFITABLE. WE WOULD BUY THEM FOR LESS THAN $10,000.00 AND FIX UP THEM UP; SOMETIME WE DID HAD TO DO A GREAT DEAL OF WORK; AND SOMETIME WE DID NOT HAVE TO DO THAT MUCH WORK AND WE RENT THEM OUT. BUT PLEASE BEAR IN MIND THIS WAS 1977. YES 1977. ONE MORE TIME 1977.  LET MOVE FORWARD; I WOULD FROM TIME TO TIME HAVE THE SAME PROBLEMS YOU ARE FACING OR WILL BE FACING.  RENTERS ; SOME TIME HAD ,AS MY FATHER WOULD SAY, HOME TRAINING OR DID NOT HAVE HOME TRAINING. THEY WILL TEAR UP YOUR PROPERTY. THEY WILL TEAR UP YOUR PROPERTY. FOR ALL OF THE C STUDENTS OUT THERE AND ME BEING ONE OF THEM; THEY WILL TEAR UP YOUR PROPERTY!!!  WE MANGED  20  TO 30 HOMES AND WE WOULD GET ABOUT  GET 1 OUT 5 OF THOSE THAT LACK PROPER HOME TRAINING. YOU CAN LOOK AND SEE YOUR HOME IS TORN UP AND GIVE THEM LITTLE A SMALL OR EVEN A HUGE PIECE OF YOUR MIND.  BUT  SOMETIME I HAVE LEARNED THAT A LITTLE WHITE LIE BEATS PAYING A HUGE REPAIR BILL FOR A SMALL OR HUGE PIECE OF YOUR PHILOSOPHY ON RIGHTS AND WRONGS IN RELATION TO YOUR RENTAL PROPERTY EXPRESS THROUGH THAT  VERY HUGE AKA SMALL PEACE OF YOUR MIND. SO YOU LIE AND TELL THEM THAT YOU ARE JUST WORKING FOR THE MANAGING COMPANY AND YOU DO NOT WANT TO LOSE YOUR JOB BUT THE OWNER NEED FOR  THEM TO MOVE AND YOU WILL HELP THE CLEAN UP THE HOME AND  SO THEY CAN GET A PEACE OF THEIR DEPOSIT BACK NOT ALL BUT AT LEAST 35% TO 50%. BECAUSE A MAN OR WOMAN CAN LEAVE IN PEACE OR HE OR HER CAN LEAVE YOUR HOME IN PIECES. HOWEVER THEY LEAVE YOU ARE GOING TO PAY FOR IT.  HOWEVER; SINCE THE INTRODUCTION OF THE ROCK; PUNK AND RAP MUSIC IT IS ABOUT 3 IN 5 IN THE MIDDLE OF THIS DETERIORATION OF CIVILIZATION. BROKEN WINDOW; DOORS AND SHEET ROCK AND JUST ABOUT ANYTHING ELSE YOU CAN AND CAN NOT IMAGINE.  YOU HAVE  GOT!!! GOT!!! GOT!!! TO HAVE A FUND FOR A RAINY DAY IF YOU WANT TO BE A LAND LORD. BECAUSE PEOPLE  FOR LACK OF A BETTER WORD JUST TEAR **** UP IT!!!AND THEY TEAR-UP BEFORE; AT; AND AFTER THE HOLIDAY SEASON HO!!!HO!!!HO!!!. IT IS JUST THAT SIMPLE. IN THE KING BROKEN ENGLISH  YOU NEED A FUND TO COVER BROKEN GLASS; DOORS INSIDE AND OUT;  GAS; WATER;  ELECTRICITY YOU NEED TWO TO THREE MONTHS OF RENT PAYMENTS IN A NON SPENDING FUND JUST FOR THE MONSTER AKA THE HOME ACROSS TOWN THAT YOU AND HELEN BEING A RESPONSIBLE ADULTS AND A GREAT PARENTS ARE GOING TO USE THE BUILT UP EQUITY FOR THE KIDS COLLEGE FUND.  THE KIDS THAT NOW COME THROUGH YOUR DOOR DO NOT SPEAK {NOT HARDLY} TO YOU SINCE THEY HAVE DISCOVERED  "TONY" AND "BECKY" AKA OTHER GIRLS AND BOYS. 

THIS IS VERY IMPORTANT!!! THIS IS VERY IMPORTANT!!! THIS IS VERY IMPORTANT!!!! IF YOU DO NOT KNOW HOW TO DO HOME REPAIRS STAY AWAY FROM THEM!!!! REPEAT IF YOU DO NOT KNOW HOW TO DO HOME REPAIRS  STAY AWAY FROM THEM!!! REPEAT IF YOU DO NOT KNOW HOW TO DO HOME REPAIRS  STAY AWAY FROM THEM!!!  BECAUSE YOU CAN KILL SOMEBODY INCLUDING YOURSELF, KIDS AND ADULTS AND TEENAGERS .  DOING SIMPLE REPAIRS YOU CAN BURN DOWN A HOUSE AND KILL THE PEOPLE IN THE HOUSE. LISTEN NO AMOUNT OF MONEY CAN BRING BACK THE DEAD.  FINAL THOUGHT IF YOU DO NOT KNOW HOW TO DO HOME REPAIRS STAY AWAY FROM THEM. 

PEOPLE TODAY SOMETIME JUST HAVE A LACK OF RESPECT FOR JUST ABOUT ANYTHING. TODAY MOST MARRIAGE FAIL BECAUSE MOST HUSBAND AND WIVES DO NOT REALIZE THEY ARE ON THE SAME SIDE.  NOW YOU AND YOUR BETTER HALF ARE GOING TO FACE SOME PEOPLE THAT ARE NOT GOING TO PAY YOU RENT AND THEY ARE GOING TO TEAR UP YOUR PROPERTY AND YOU ARE GOING TO LIKE THEM; REPEAT, YOU ARE GOING TO REALLY REALLY LIKE THEM. AND WHEN THIS HAPPEN YOU NEED TO EVICT THEM AS SOON AS POSSIBLE FOR THEIR AND YOUR OWN GOOD. THE 1ST PERSON I EVICTED WAS MY LOVELY AND, VERY WELL BUILT  AS FINE AS WINE ACCORDING THE OLDER GUYS IN MY NEIGHBORHOOD, BIG SISTER WHOM I LOVE A GREAT DEAL BUT WAS HELL ON MEN. SHE LOVE TO FIGHT NO!!! BOXING, NO!!! NO!!! I THINK THEY CALL IT MIX MARSHAL ARTS CAGE MATCHES  AKA THE HOUSE;THE BIGGER THE MAN; THE BETTER. AND HER HUSBAND  A BIG MAN; THAT I HAVE COME TO LOVE BECAUSE THEY HAVE BEEN MARRIED NOW FOR 40 PLUS YEARS.  THEY WERE AND ARE CRAZY IN LOVE WITH EACH OTHER FIGHTING ONE MINUTE AND LOVING AND MAKING LOVE THE NEXT. DOORS; WINDOW; SHEET ROCK AND JUST ABOUT ANYTHING COULD NOT STAND UP TO THEIR LOVE. SO DADDY SAID EVICT THEM AND I DID AND IT CAME AS A SHOCK TO THEM THAT AFTER A YEAR AND A HALF OF LITTLE TO NO RENT AND A MOUNTAIN {SO I GETTING CARRIED AWAY} A HILL OF REPAIR BILLS; THAT HE WOULD DO SUCH A THING.  "I THOUGHT YOUR DADDY LOVE YOU".  

BUT NOW BACK TO THE PROPERTY AKA THE HOMES  DOING THE 70'S; WE BOUGHT HOMES AT $9,000.00 TO $12,000.00 A PIECE AND THEN IN '79-'80 MY DAD DECIDE TO SALE ALL THE HOME AND WE DID . WE SOLD THE HOMES FOR $16,000.00 TO $20.0000.00; YEAH THAT IS A NICE CHUCK OF CHANGE BUT BUT THEN COMES THE!!! THE!!! THE TAX MAN.  NOW ACCORDING TO WHAT THEY TAUGHT US IN SCHOOL THE IRS WAS THE GOOD GUYS; BECAUSE EVEN IN A DEMOCRACY YOU HAD TO HAVE SOMEONE TO COUNT THE MONEY AND MADE SURE THAT PEOPLE PAID THEIR FAIR SHARE OF TAXES FOR ROADS  ;SCHOOLS;  AND STREETS BUT BUSINESSMAN  LIKE MY DADDY DID NOT SEE IT THAT AWAY. THERE IS SOMETHING CALL CAPITAL GAIN TAXES AND YOU NEED TO BE VERY VERY VERY  AND VERY  KNOWLEDGEABLE ABOUT THEM BEFORE AND NOT AFTER YOU SELL YOUR HOME OR LOT OR LAND OR BUILDING OR APARTMENTS ANY AND ALL PROPERTY EVEN YOUR HOMESTEAD AKA THE HOUSE YOU LIVE IN NOW BUT BEFORE; BUT BEFORE; BUT BEFORE.  BECAUSE YOU MAY WALK OUT AS HAPPY AS THE DAY YOU GOT MARRIED AND AFTER THE PASTING OF TIME YOU REALIZE THAT YOU OWE MORE THAN YOU WALK OUT THE TITLE COMPANY'S  DOOR WITH!!! TAX PLANING IN THE REAL ESTATE GAME IS A MUST. YOU HAVE SOMEONE ON YOUR SIDE THAT KNOW TAXES NOT SOMEONE THAT THINK THEY KNOW TAXES BUT A REAL PROFESSIONAL TAX PERSON LIKE CPA OR A CPA.   

LISTEN I CAN SELL YOU A LOT OF HYPE ABOUT REAL ESTATE GAME. BUT LISTEN TO ME!!! LISTEN TO ME!!! LISTEN TO ME IT IS A GREAT DEAL IF HARD *** WORK BECAUSE ALL THING IN LIFE; LOVE; CHILDREN; MARRIAGE ;CAREERS; SPORTS; MONEY AND  WORSHIP, JUST ABOUT ANYTHING THAT YOU WANT TO ACHIEVE A SATISFACTORY LEVEL OF SUCCESS REQUIRE YOU TO WORK HARD.  PLEASE THIS IS THE ENDING AND I HAVE GIVEN YOU A HUMORS LOOK AT REAL ESTATE BUT THIS IS WHERE THE RUBBER MEET THE ROAD.  YOU MAY REACH A LEVEL IN REAL ESTATE WHERE YOU CAN GET SOMEONE TO TAKE THAT HARD PHYSICAL AND MENTAL WORK OFF YOUR HANDS AND STILL YOU WILL HAVE THE 'WORRY FACTOR' KICK IN. IT 6 O'CLOCK AND YOUR KID WALK UP AND ASK; "DADDY!!! WHAT IS A SLUM LORD" AND YOU SAY WHY AND YOU TURN AND SEE YOUR APARTMENTS ARE ON THE 6 O'CLOCK NEWS AND THEY ARE CALLING YOU HAL A. SMITH "MR. LAW AND ORDER PRESIDENT OF THE NEIGHBORHOOD WATCH FOR 4 STRAIGHT YEARS"  A SLUMLORD.   BECAUSE THE ELECTRICITY OR WATER HAS BEEN TURN OFF AND THEY ARE CALLING YOU A SLUMLORD AND THE POLICE SHOW UP AT YOUR DOOR STEP AND PUT YOU  IN HANDCUFFS IN FRONT OF YOUR KIDS TAKE YOUR RED, WHITE, AND BLUE BEHIND AWAY. NOW LISTEN AND THINK THE  U.S. ARMY UNOFFICIAL ADMINISTRATION MOTTO IS "COVER YOUR ***"!!!!

REAL ESTATE LIKE EVERYTHING ELSE IN LIFE YOU MUST TAKE IT SERIOUS IF YOU WANT TO BE SUCCESSFUL.
