Starting my first rental, I am new to all of this... looking to be more smoother on collecting payments from tenants

Consider it your 'income' for managing.I charge all my properties ~6% management as that becomes income for my 'management company' and that $ pays all of our property managers, our operations staff, our office building, phones, software, etc.   

What is the best  software / tool to manage-accounting-prepare for tax returns for residential rental properties in Canada?

Not perfect but no software is. 

It is not the software that defines the process, but the process that should define the software.

Is this a software issue?
