An elderly lady who had been a tenant for the last 6 years moved to nursing care Feb 28.

To be honest, my lady wears the tool belt in the relationship and I'm just hired muscle, but I'm very confident in her vision, skills and execution, and I think there's very little that we wouldn't be able to tackle in terms of fixing up our first property.

So I asked them, in their opinion what market value was, and the lady was baffled......"

First the lady that paid the rent never actully lived there and there was up to 19 people living in the house and never the same 19 people not to mention 2 convicted felons .

The elderly ladies decided to crank the a/c so cold (64deg F) that the subsequent heavy condensation forming on the old metal venting started dripping through the ceiling tile & dining room light.They finally compromised with a higher temp, bought a dehumidifier & have repainted the ceiling tiles. 

Tired landlord.Bought land for development, elderly lady, wealthy, had a zero basis and a 3/4 million to pay taxes on.

I also talked to the lady's at the city hall code office and asked them about if they were legal in the city and they had no idea what I was talking about.

This lady nearly talked my ears off about her neighborhood.

The lady who cleans our first property has a husband who is in an at-risk category and she needed a place to stay away from population and asked if she could stay at our 2nd one. 

I have a small family and only want to help them, I don't need to profit from them, that said, finite resources and I need to be smart.My BIL's son has been dating a young lady.
