Experts, care to make a wager?

I have just started the negotiating of a short sale. The purpose of this post is to hear from the experts the likelihood of success for this deal. My headline may look a touch confrontational, but it's not at all. I just want to see if people think this will work out or not.

Here are the specifics:

Loan amt: $400,000
1st Loan (countrywide): $320,000
2nd Loan (countrywide): $80,000
AVR: $350,000
Offer: $270,000
Net to Seller: $250,000

Will it get through?
