Old tenant moved out; new one moving in

An elderly lady who had been a tenant for the last 6 years moved to nursing care Feb 28. We replaced the 30 year old carpet, fixed cracks, painted and cleaned up the place. Ran a free ad on Zillow, got 30 non qualifying applicants and two winners. We rented the place today (Sunday) with a BIG rent increase, and signed everything up pending a background check-the new tenant showed us bank statements etc; but we will check her out and she is paying for that, and we got deposits etc. 

My wife is the PM of our apartment building-but we don't tell anyone we own it too; it is in an LLC. As an aside, this new tenant said she much prefers dealing with a PM as opposed to the owner. She is moving in mid month at which time we will conduct a video move in. While my wife was there today she collected all the rents (our tenants prefer to put their checks in a lock box in the laundry room) and she drained out 2 pounds of quarters!

I was not there today-had to get my boat ready to go fishing tomorrow-but I did have dinner and a glass of wine ready when the lady got home!
