I have an applicant who is moving to Florida, and they’re looking for a seven month lease.

I'm looking to automate my system and am working with my software developer to come up with a button for "snake in dryer" and "woodpecker pecking the house". 

@Brian Garlington Good Point, there's so many applicants right now, but adding this layer is concerning: Looks like the CFPB is putting the liability for all the fragmented information out there on the credit bureaus, so appfolio is just hiding from the problem.

I have a small budget for lead gen and I heard this might be an option, but I want to hear from people that are currently using the software and get some takeaways.

So this time around I posted it on Apartments.com, which is great so far, but I'm having issues on some criteria as far as what I can deny an application for, per the list below:Credit score is at least 650, which is what I asked but they have a large amount of debt in comparison to their income.

Typically you want to hedge the risk of tenants not paying during the application process by ensuring consistent income for at least a year (if not longer).

It is clear to me that the intent is the property will be non-owner occupied and hopefully that is how you buddy has filed the application.
