I think City of Torrance is worth the premium and has more upside in terms of appreciation. 

These areas all have a large young professional population and command a premium on the rental market. 

Depending on the overall cost yu might be OK to have a combined appraisal of the main house and the edition and I always strongly recommend to be onsite when the appraiser visits.

Make sure whoever you hire knows how to edit videos well, has an idea of your aesthetic, understands your audience, and is testing and measuring the results of all marketing endeavors.

I am considering selling my positions in these dividend stocks (not completely) to get control of this capital to sell more puts and calls to collect more and more premium to sell a higher volume of puts and calls to grow my net worth and cash quicker. 

@SHAW ALI If you use a "Restoration company" you are going to be paying a premium vs getting a good contractor to do the work. 

None the less these are government insured loans where the buyers pay a ridiculous amounts of UFMIP up front Mortgage insurance premiums and MIP monthly insurance premiums.

I just closed on two separate deals - both small balance agency debt - 30 yr amort-  i got a few yrs of IO, there is yield maint, but rate is 3.77% i am editing to add: on both my loans they wanted cash reserves of  9-12 months of int and principal, taxes and ins in an escrow account.  

They should be familiar with the chain of title for the property and you should be able to negotiate a reduced premium based on the existing policy.
