Just as a side note, I am also being a bit conservative with the numbers.

Similar properties in the area have sold for 660,000.
I'm sure the interest rate could be closer to 3%

Rent could probably be closer to 1500 also instead of 1400.

Property taxes were taking off of Zillows Public Tax History (even then i raised the property taxes a bit)

and home insurance was based off of Zillow as well, so i'm sure that number might be a bit off. (I'd appreciate hearing your way of getting the most precise number for home insurance!)

Hopefully i can get better insight into what i might have overlooked and learn from my mistakes.
