4-plex analysis in Torrance, CA
Just as a side note, I am also being a bit conservative with the numbers.
Similar properties in the area have sold for 660,000.
I'm sure the interest rate could be closer to 3%
Rent could probably be closer to 1500 also instead of 1400.
Property taxes were taking off of Zillows Public Tax History (even then i raised the property taxes a bit)
and home insurance was based off of Zillow as well, so i'm sure that number might be a bit off. (I'd appreciate hearing your way of getting the most precise number for home insurance!)
Hopefully i can get better insight into what i might have overlooked and learn from my mistakes.

Lifetime in Torrance and somewhat familiar to that area. You get the Torrance address, but that’s it. The property actually sits in the Los Angeles County strip. No Torrance services...Police, Fire, water, trash, etc. very rough area...gangs. I would identify the area as a D neighborhood.
