If you are planning to self managing, having new everything will reduce the number of late night phone calls to fix stuff which in my opinion is the biggest pain starting out.

I've been reading the forums and listening to podcasts here for a month now and figured it's time to register and dive in.I have owned SFR's in Maryland for years and am now interested in fix and flips.

Some tenants could care less about them and leave you in the middle of the night/not pay, etc... at which point you could spend more money to chase them down and get a judgement against them than it would take to clean it out and rerent it.

So one of my houses got robbed last night.
