If you are very good with Excel or similar software and understand the logic of the equations, you can simulate what the calculator does with graphics and everything (not worth the time thought if you don't know what you are doing).  

@Zack Greiner I suggest that you look into a few free property management software options before making your final decision.

Brandon mentioned a screen recording extension about a year or so ago on the podcast for recording training manuals/procedures. Anyone remember what it was called or suggest good free ones (new startup😉) their using?

You can put your lease into an e-signature software - there are lots out there and pricing depends on your volume.

You would also have to let your tenants know that they are being monitored and audio surveillance would not be allowed.
