Hi all, just you know word mistake ever, attorney refuse to email le the notice to let me double check before he sent out the notice and scream me at phone say he would charge me more money if I want to to double check before he sent out any notice.Even the first notice he sent out he had my name wrong on landlord part and missed the date on habitual late payment Not saying because of aol email but just my experience something we can all learn fromUnless all attorney are like that.

For me at this point I grew up in a real estate family and my wife has been a high producing broker for 30 years now.And our kids are in the business well a few of them anyway.. our middle daughter is a very high producing agent in Vegas selling multi million dollar props and enjoying the commissions that come with them. so nothing to really hide other than we dont talk about bank balances..

Say I'm pre-approved for a 5% downpayment, whether FHA or traditional, for a $300k property, that puts me at $15k already.

Most likely they would sell to me at the 60% value mark so maybe the rate gets better.Option 2 is do a seller finance option where we work out terms for a few years at a cheap monthly payment and do a balloon payment at the end when they are ready to move out.
