@Patrick Sears  If I'm understanding everything correctly "1/2 the note for 1/2 the payments" and the others are just rules of thumb for pricing a partial.

However, rules don't permit providing personal guarantee therefore you must use non-recourse financing, typically need 40% down.

Sometimes if a piece of land is grandfathered in, depending on which situation works best for you, you can allow the new zoning rules and laws to apply to the land that is grandfathered in.
